Please notify Host by text or phone call if your arrival is going to be after 7PM just in case you have a problem with the door code. Guests and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: If a tenant has more people staying at the property than, which has been reported to the Host, a fine up to $500 additional per person. NO Smoking or illegal drug activity is allowed on the property, there will be a charge of $300 in addition to any damages they may have occurred from smoking inside the home. Pets are NOT allowed, any pet or presence of a pet that is found will result in a $500 fine, in addition to any damage the animal may have caused inside of the home If, for any reason, we receive a formal complaint from any form of law enforcement due to disturbances emanating from the premises or grounds, there will be a minimum $250 charge to your credit card per incident. Any damage to property, furniture, or cleaning issues noticed upon arrival should be reported to the property management to avoid the cost of repair. Our property is fully furnished and includes toiletries, linen, blankets, pillows, towels, a fully equipped kitchen, TVs, furniture and outdoor furniture. Although we make every effort to anticipate most people’s needs, some items you might be accustomed to at your own home may not be provided. We ask that you do not receive any mail to the property as we cannot guarantee the arrival. We do not have access to the mailboxes on-site so your package may not be retrievable. Please note that as Utah is a desert State, insects such as ants and the like are occasionally inevitable. The vacation property is treated for pest and termite control each month. The Guest has acknowledged that they have read and understood this Guest Rental Agreement in its entirety and accept its terms and conditions.

We would absolutely stay here again. Having the private pool was fantastic, and the community center with the hot tub, lazy river, and other shared amenities was a bonus, especially since it is just a quick block and a half walk down the way. Watching the sunrise from the egg chairs on the upstairs balcony was amazing. Comfy beds and furniture, and even a tiny spot of grass in the back for me to do yoga in the morning. Location wise, it is a quick 20 min drive to Zion, with a grocery store 5 minutes away and a pretty well stocked kitchen that allowed us to cook the majority of our meals at the house. 10/10.

This place was perfect for our weekend getaway! Super clean, stylish, and had everything we needed. The location couldn’t be better—just a quick drive to downtown and tons of great restaurants nearby. We loved being able to explore the city so easily but still come back to a peaceful, comfortable space. Highly recommend!
